Building in Ogden Dunes Means Building in Sand
When plans called for a new two-story addition, the foundation needed to do more than support the structure—it needed to account for the unique soil conditions that make dune construction different from almost anywhere else in the Midwest.
For this two-story residential addition, the project team needed a foundation solution capable of supporting substantial structural loads in a dune environment where traditional shallow foundation approaches can become challenging.
To support the addition, Techno Metal Post Illiana installed eight triple-helix piles beneath the structure. The piles were embedded 10 to 12 feet below grade, allowing the loads from the addition to be transferred beyond the upper dune sands and into more suitable bearing strata below.
As installation progressed, several piles required welded extensions to achieve the target torque values and design capacities required for the project. This ability to adapt to actual subsurface conditions is one of the advantages of helical pile foundations, particularly in environments where soil conditions can vary significantly across a site.
Every pile was torque verified during installation, providing measurable installation data and confirming the capacity required to support the structure.
For a project of this size, foundation performance is critical. A two-story addition represents a significant investment, and long-term success begins with a foundation system designed for the conditions beneath it.
