Building along the Indiana Dunes presents unique challenges. The same sandy soils and natural landscapes that make communities like Dune Acres desirable can create difficult foundation conditions where conventional repair methods may not provide the most effective long-term solution.
When Crown Construction Contracting, Ltd. evaluated a foundation failure at a Dune Acres residence, their team worked with engineers to identify the failure points and determine the proper repair approach.

fter review, the compromised section required reconstruction with a foundation system capable of transferring structural loads beyond the unstable surface soils.
Crown Construction prepared and stabilized the site, then partnered with Techno Metal Post Illiana to install an engineered deep foundation solution.
The repair included three helical piles installed approximately 15 feet deep with sill plate connections to support the rebuilt structure. Each pile was designed for an 8,000-pound working load capacity with a 2x safety factor, providing verified su
pport for the challenging site conditions.
The helical pile solution minimized excavation, reduced construction time, and provided a cost-effective approach for completing a complex foundation repair in a sensitive dune environment.
