Problem

A Construction Manager with the ownership group of Wind Dance Apartments reached out to Ram Jack after identifying significant movement in one of the property’s buildings. The central load bearing wall of the three-story multi-family building was experiencing foundation settlement. According to an engineering report provided by the ownership group,  the interior foundation settlement was  occurring nearly 30 feet from the exterior wall. The settlement spanned two full apartment units and resulted in noticeable interior damage, including floor deflection, gaps in materials, and sheetrock cracking.

With the affected units vacant for two months, the ownership group needed a repair plan that addressed the building movement and supported the compromised load path.

Proposed Solution

Ram Jack reviewed the engineer’s findings and conducted an interior and exterior evaluation. Although the original report suggested the use of polyurethane foam, Ram Jack determined that a helical pile repair plan alone would address the observed conditions.

After coordinating a joint call with the property’s engineer, Ram Jack presented the recommended approach and received approval. Fortified Engineering Solutions the pile plan and layout, which incorporated:

  • 54 helical piles
  • 40 exterior piles
  • 14 interior piles
  • Average installation depth: 35 ft
  • Products used: 4021, 4107, 4227
  • Repair objective: Underpinning the load-bearing walls and recover as much elevation loss as possible

This approach targeted the structural concerns caused by the settlement of the building’s load bearing walls while minimizing disruption to the tenets occupying other units across the multi-unit structure.

Outcome

Ram Jack began work on July 24, 2023, and completed the installation by August 1 — a one-week onsite project window. From first contact to final lift, the total timeline was only 43 days, including engineering coordination and layout preparation.

Crews installed all 54 piles and achieved approximately four inches of elevation recovery in the most affected areas, restoring the structure back toward its intended elevation. With the settled load bearing walls properly supported, the ownership group was able to proceed with interior repairs so the units could be returned to service.
