Ram Jack of Tennessee Installs 132 Helical Piles to Repair Meacham Apartments at Austin Peay University

Project Overview

Genesis Engineering, based in Franklin, TN, was hired by the Tennessee Board of Regents to evaluate three Austin Peay University apartment buildings known as the Meacham Apartments.  All three buildings were having settlement issues, and Genesis installed crack monitors and took readings for three years. At the end of the evaluation period, the Genesis engineers came to the conclusion that the three buildings required underpinning in order to stabilize the foundations and prevent additional settlement. The Austin Peay facilities manager contacted Ram Jack of TN who was awarded the project.

Solution:

Genesis provided loads and areas of the three buildings that were in need of repair. Ram Jack of TN worked with Ram Jack’s corporate engineering team to come up with a plan of repair to support the buildings. The repair consisted of (38) helical piles on building 100, (41) helical piles on building 200, and (53) helical piles on building 300 for a total of (132). 2.875” and 3.50” diameter helical piles with 5 ft. external sleeves were designed to carry the loads.

Sister beams were also designed on sections of the three buildings to help carry the load of the existing un-reinforced footings between the helical piles.  The sister beams consisted of a rebar cage with six runs of #6 reinforcement, and they were doweled into the existing footings. These beams were 2’ x 2’ formed footings that were placed beside the existing footings, and they were poured after the helical piles were in place, so the piles could be encased in the new beams. The contract called for Ram Jack to complete the project in (60) days or liquid damages would be incurred.

Conclusion:

Ram Jack of TN installed the (132) helical piles at an average depth of 60’ deep below grade and also installed the sister beams. The work was completed (15) days ahead of schedule. Austin Peay faciltiy members and Genesis Engineering Group were very satisfied with the quality of the work and were also extremely happy the job was completed (15) days ahead of schedule. The work did not cause any interference with students moving back into the apartments after their summer break.
