Common Foundation Problems to Monitor

Sometimes, even small foundation problems can escalate to more significant issues. Which is why it is important to address the slightest changes noticed around a property. If foundation issues are not promptly and properly repaired, they will only continue to worsen and have a significant negative impact on the safety and structural integrity of the building.

The signs, symptoms, and causes of foundation settlement are no exception. While some settling is normal within the first few years of a building’s construction, it can be dangerous if it continues.

Keep an Eye Out for These Issues

The owners of a 20-year-old home in Columbia, MO, located 36 miles south of Moberly, MO, were beginning to notice worsening problems with their front porch. The porch had a crack in the slab that they first noticed a few years ago but had grown considerably larger in recent months.

Slab porches and other similar structures may not always be built on the same foundation or soil as the rest of the property, so these areas may experience varying degrees of settlement. The Columbia-Moberly area’s often wet weather, coupled with its loam and clay soils can be a recipe for disaster.

Of late, a vicious cycle was occurring on the homeowners’ property. The left side of the porch was cracking and settling, and the above gutter system wasn’t working properly. Any water collected by the gutters fell over the top of the corner and directly onto the soil surrounding the settling porch corner. This only exacerbated the soil erosion and settlement.

Seek Professional Assistance with Repairs

With the goals of fixing the issue before serious damage resulted, as well as improving their quality of life, the homeowners began to search for companies that would be able to help. A certified field inspector with the local company completed a thorough evaluation of the property before recommending any repairs. Along with noticing the large crack and other visible problems, the inspector measured 3 ½” of settlement on the left side of the porch.

Because every home and foundation is different and have their own unique repair needs, the inspector suggested a combination of repairs. This included installing a helical pile as well as concrete lifting. Helical piles are ideal to use on lighter structures like porches that have experienced settlement. Concrete lifting with polyurethane foam injections also is a better alternative to older, more invasive methods like mudjacking.

Installation Project Overview

The homeowners agreed to move forward with the recommended projects, which were completed in one day.

An installation crew specializing in foundation repair first worked to stabilize and potentially lift the left side of the porch with a helical pile. The pile was mechanically “screwed” down into the ground, past the problematic soil, and down to more stable load-bearing soil underneath. This pile’s installation depth reached 16’ at 2000 psi. A section of an I-beam was used to help shim the pier down to keep it underground. The crew was able to lift the settling porch section 3 ½”.

Because this lift was a success, the concrete lifting installation crew only had some finishing touches to complete. The crew further stabilized and filled any voids between the slab and the soil with polyurethane foam, and cracks were sealed.The homeowners were pleased with the crews’ professionalism and communication, and most importantly with the repairs that will allow them to safely enjoy their front porch once again.
